When Indigo at Brickworks, a large multi-family community in Cayce, South Carolina, needed professional pavement maintenance, they reached out to us for a full surface refresh. The scope was sizable: nearly 91,000 square feet of asphalt, 1,813 linear feet of cracks to seal, and striping for three separate parking lots across three buildings, including the main clubhouse.
We delivered the full package: detailed prep, high-quality materials, clean execution, and a sharp finish – on schedule and in spite of unpredictable spring weather. Here’s a day-by-day breakdown of how we did it.
Day One: Phase One – Prep, Seal, and Set the Standard
We kicked off the project at Building One, starting with 750 linear feet of crack sealing and 30,000 square feet of surface prep. Our crew used power brooms and high-capacity blowers to clear out dirt, gravel, and debris before applying the first round of hot-pour rubber sealant.
Next came the sealer. We used a premium, eco-friendly product that meets EPA guidelines, boosted with additives for better traction and resistance to steering marks. Dave, one of our top applicators, led the edge work, laying down a 5–6 inch bead of sealcoat along the curbs and brushing it in to create a clean buffer zone. This step protected the concrete from overspray and helped produce a sharp, polished edge for the main coat.
By the end of the day, Phase One was fully sealed and striped. Mason handled the final touch-ups with precision, and the white stall lines looked flawless. A strong finish to a productive start.
Day Two: Phase Two – Moving Cars and Making Progress
Back on site, we tackled another 30,000 square feet of sealcoating and 750 more linear feet of crack sealing. This phase brought a few more hurdles, mainly parked cars and active residents. Our team coordinated with property management, had tow trucks on standby, and even helped move vehicles spot by spot to keep things moving.
Despite the shuffle, we stayed focused and respectful. Once the lot was clear, we jumped into sealcoating and made solid progress. Striping kicked off in the afternoon, with handicap stalls and crosswalks marked in bright white and bold blue.
By 5:00 PM, Phase Two was wrapped, clean, sealed, and looking sharp.
Day Three: Phase Three – Racing the Rain
With only one section left, the weather decided to test our timing. Rain clouds hovered early in the day, so we hustled to apply the second full coat of sealer across the final 30,000 square feet before the first drops hit.
We kept an eye on coverage, checking that the sealer filled in every groove and crevice. After a short delay, the clouds cleared just enough for us to finish line striping.
The end result? A sleek blacktop surface with crisp white lines, bold blue handicap markings, and curbs clean as can be. Another project complete, with Proline quality from start to finish.
