WHY ARE WE HERE?​

Early spring is the perfect time to get your asphalt surfaces repaired and looking new. Not only to keep your parking lots and roadways safe but also to improve your community’s curb appeal, attracting new buyers when the real estate market heats up. 

 

Main Street Property Management hired the Proline team to address some pavement issues at Covington at Lake Norman and restore that beautiful blacktop finish after the freeze-thaw cycles of the North Carolina winter.

After sweeping and cleaning the pavement to see what we needed to do to make it look brand new, here’s what we found:

Reason #1: The Surface Asphalt Had Faded and was deteriorating

The pavement is very faded. Before the team cleaned it, there was a lot of fine dust on the surface.

Fine dust on your pavement means some aggregate broke loose from the asphalt and it is starting to deteriorate.

A lot of dust on the surface of your asphalt is a sign that it needs to be professionally sealcoated to protect it and help the longevity of the surface.

Reason #2: Cracks In The Asphalt

The second reason the team was hired was these big, old cracks.

The cracks were large enough for a finger to fit inside, so the team will put flexible rubber sealant in them to prevent further damage, keep the weather and water out, and the asphalt surface integrous.

Reason #3: Restriping a 40 Stall Parking Lot

Once the cracks have been repaired and sealcoating applied to the surface, the team will finish this project by painting new parking lot stall lines and other markings to create a safe and inviting space for traffic and pedestrians.

Step 1: Crack Filling

After the site had been thoroughly swept, blown, and cleaned, the team applied rubber crack sealant in and around the cracks. This prevents water from penetrating underneath, damaging the subgrade, allowing the cracks to expand further, and leading to potholes or worse.

This type of cracking is the worst kind. If you can see this little darkened seam right in here, that’s a paving seam.

The separation of the asphalt doesn’t occur at the paving seam. It’s happening at other locations. So what that means is that water is moving around the sub-base or the dirt underneath, and that caused the cracking here. 

This kind of cracking is way more dangerous than a paving seam crack. 

There was a lot going on in this project: dusting on top of the asphalt surface, which requires sealcoating, and we have thermal expansion cracks to repair.

What Is Thermal Expansion?

As the asphalt expands and contracts with the heating and cooling of the day or the seasons, these cracks will get bigger and broader, causing further damage to the sub-base and potholes. Over the winter, the cracks in their parking lot expanded due to the freeze and thaw cycles we experience during our NC winters.

The team is applying rubber sealant inside and around the cracks to fix this. Because rubber is flexible, it will flex with thermal expansion and shrink back with cooling to prevent water from penetrating and making those cracks even bigger.

The Proline team is careful to apply sealant to the five points of contact for quality and lasting crack repair.

Our team applied a second coat of rubber sealant to these large cracks because they were so big that they ate up the rubber sealant.

Step 2: Sealcoating The Surface

With the cracks sealed, we rejuvenated and restored that surface with sealcoating. 

We first applied sealcoating using squeegees around the edges and finished off with a sprayer to ensure smooth, even coverage from curb to curb.

STEP 3: PARKING LOT LINE STRIPING​

With all the sealcoating complete, it was time to paint brand-new lines and markings.

Proline’s Painting Tips

When we seal coat parking lots, we cover all the old lines, turning them black.

Covering old lines with sealcoating is not a long-term solution if you want to stripe your parking lot differently. You must remove the old paint by grinding or sanding before applying new ones.

Asphalt sealant does not permanently cover those lines because it will come off these lines. 

When it does, you’ll have lines going every which way, and your parking lot will be confusing and look ridiculous.

In this case the team was restriping over the old lines, so it didn’t require grinding.

Step 4: Quality Control and Finishing Touches

With crack repair, sealcoating, and line striping completed, the final step in this pavement restoration project at Covington was quality control and finishing touches.

Before we considered this project completed, our quality control expert inspected every inch of the pavement to ensure it met our high standards.

Before finishing touches, our quality assurance team, also known as our line stripers and the last crew on scene, noticed a void along the edges that didn’t get covered when sealcoating.

There was a void because it was a drop-off in the pavement, so the brush didn’t get in there. That gap in sealcoating occurred all along the curb to asphalt seam. 

Two crew members caught this and corrected it before we left the site.

Pro Tip: Leave a bucket of sealer and brush on site until project completion.

The sealcoat rig leaves once line striping starts, so we always leave a bucket of sealer and a brush on site to cover any areas missed. Quality control 101 for the Proline team.
