The size of this community and the number of vehicles involved required a smart, organized approach. The job was split into three active phases, each handled on a separate day, with one additional day allocated for repairs and surface prep. Here’s how we broke it down:
Our crew began by power-brooming and blowing off all loose debris and vegetation from the surface. We identified minor areas of broken asphalt, cleaned out cracks, and prepped the pavement using proprietary techniques that help the sealant bond tightly to the existing material. This prep is essential for a successful sealcoating project that can stand the test of time.
With vehicles cleared from Phase 1, we applied two coats of premium, eco-friendly asphalt sealcoating, formulated with additives to resist UV rays, surface melting, and scuffing from heavy traffic. These coats act as a protective layer over the existing surface, locking out moisture and sunlight while refreshing the look of the entire lot.
As cured sections became available, cars were moved, and we transitioned into the second phase. Our team handled edge detail work before spraying full coverage and allowing proper dry time. Then came fresh striping with traffic-grade paint – including ADA markings, hash boxes, stop bars, and stall lines – to ensure safe navigation for drivers and pedestrians.
We wrapped up the project by sealing the last section and restriping all remaining markings. With every area cleaned, coated, and clearly marked, the entire property was left safer, more organized, and visually upgraded.
