Reviving the Parking Lot at Austin Orthodontics
We recently completed a parking lot restoration project for Austin Orthodontics, located at Austin Smiles Court in Denver, NC.
The clinic, led by Dr. Ellis, temporarily closed its doors and rescheduled patient appointments, allowing our team the opportunity to restore their parking lot. The job involved crack sealing, sealcoating, and restriping sections of the lot to improve safety, functionality, and appearance.

Five Steps of Parking Lot Restoration for Austin Orthodontics in Denver, NC
Step 1: Crack Sealing
We began by addressing the cracks across the parking lot. Using hot rubber crack sealant, we filled over 15,000 linear feet of cracks to prevent water infiltration and further damage. However, alligator cracks were left untouched since they required more extensive repairs outside the scope of this job.
Step 2: Cleaning and Surface Preparation
Next, the lot was cleaned and prepared for sealcoating. Using power brooms and blowers, our team removed dirt, debris, and any loose material to ensure the surface was ready. A clean base is critical for the sealcoat to adhere properly and last longer.
Step 3: Sealcoating
Once the surface was prepped, we applied two coats of eco-friendly, high-performance sealer. This sealer not only protects the asphalt from steering marks, UV damage, and weather but also enhances traction and extends the life of the pavement.
JJ and Kelsey worked together seamlessly during this phase, with JJ marking the edges and Kelsey carefully driving the truck to cover every section. Their coordination ensured a smooth and even application across the designated areas.
Step 4: Striping and Safety Markings
After the sealcoat dried, the team moved on to restriping and safety markings. We repainted 99 parking stalls, added directional arrows in yellow, and created designated safety zones with bright yellow hashing. A green-striped area was added for vehicles ready to go, while orange and red lines marked specific service and deadline zones.
Step 5: Special Design Requests
As a final touch, we fulfilled Dr. Ellis’ request for a specially marked section where service trucks could park. This added convenience and organization for the clinic’s operations.
