Premium Asphalt Sealcoating & Restriping Project in Denver, NC
Take a behind-the-scenes look at this complete pavement maintenance project at Sailview HOA on Lake Norman. Located just minutes from our headquarters in Denver, North Carolina, this project showcases the premium sealcoating process, precision striping, and attention to detail that help extend the life of commercial and residential community pavement.
Project Size: 36,448 SQ FT
Location: Denver, North Carolina
Services: Premium Sealcoating & Restriping
Services Completed
Premium Sealcoating
After thoroughly cleaning and preparing the pavement surface, our team applied a premium sealcoating system consisting of one squeegee coat followed by one spray coat.
Unlike traditional two-coat spray applications, this upgraded process applies significantly more material to the pavement surface. The squeegee application helps fill minor surface voids and imperfections while creating a thicker protective layer that improves durability and extends the lifespan of the asphalt.
The premium sealer mixture also includes performance-enhancing additives designed to resist traffic wear, reduce power steering damage, improve traction, and provide long-term protection against oxidation, weather, and oil contamination.
The result is a richer appearance and a stronger defense against future pavement deterioration.
Parking Lot Striping
Following the curing process, our team completed a full restriping of the property using high-quality traffic-grade paint.
The restriping package included parking stall lines, ADA-compliant handicap markings, blue handicap access boxes, hash markings, and stop bars throughout the property.
Fresh pavement markings improve safety, increase visibility, enhance traffic flow, and provide a clean, professional appearance for residents and visitors alike.
A Local Project Near Home
Located in the beautiful Sailview community on Lake Norman, this project provided an opportunity for our team to deliver a complete asphalt maintenance solution close to home.
With approximately 36,448 square feet of asphalt requiring protection and restoration, the property needed a long-term maintenance approach that would improve appearance, enhance durability, and preserve pavement life. To achieve those goals, the client selected our Premium Sealcoating Upgrade, which provides increased coverage and a thicker protective barrier compared to traditional sealcoating applications.
From preparation through final striping, every phase of the project was completed with a focus on quality, longevity, and professional results.
Project Phases
This project was completed through a carefully planned process that prioritized quality, durability, and attention to detail at every stage, resulting in a professional finish built to perform for years to come.
STEP 1: Surface Preparation
Every successful sealcoating project begins with proper preparation. Our crew thoroughly cleaned the pavement using commercial-grade blowers and equipment to remove dirt, debris, and loose material from the surface.
This critical step ensures proper sealer adhesion and creates the foundation for a long-lasting finish.
Step 2: Premium Squeegee Coat Application
The first phase of the premium upgrade involved applying a heavy squeegee coat of sealer across the pavement surface.
This application method pushes sealer deep into the asphalt texture, helping fill minor voids and creating a thicker protective barrier than traditional spray-only applications.
Step 3: Spray Coat Application
After the initial coat was properly applied, a second spray coat was installed to provide consistent coverage and a uniform finish throughout the property.
Together, the squeegee and spray applications create a highly durable sealcoating system designed to maximize pavement protection and longevity.
Step 4: Curing Process
Because of the increased material application associated with the premium sealcoating system, additional curing time was required to allow the surface to properly set before reopening to traffic.
This curing period ensures maximum performance and long-term durability.
Step 5: Striping & Final Details
This final phase restored organization, improved safety, and completed the transformation of the property.
