Proline Parking Lot Maintenance

Inside a Massive 219,000+ SQ FT Asphalt Restoration Project in Greenville, South Carolina

5-day, multi-step commercial project delivering full-scope pavement restoration

Greenville, SC Commercial Asphalt Restoration Project

This project marks another important milestone for Proline Parking Lot Maintenance in Greenville, South Carolina, as we continue expanding our footprint and delivering high-quality results across new markets.

Completed for Carolina Point over five consecutive days, this project was carefully broken down into five structured phases, allowing our team to execute each step with precision while maintaining efficiency and consistency across a large commercial property.

From asphalt repairs to final striping, every detail was completed with a strong focus on durability, performance, and a clean, professional finish that meets the highest industry standards.

Services Completed

Sealcoating

Sealcoating

After thorough surface preparation using commercial-grade equipment, our team applied two coats of premium, eco-friendly asphalt sealant across the entire property. The sealcoat mixture was enhanced with performance additives designed to increase longevity, improve resistance to traffic wear and oil damage, and provide better surface traction. This process not only protects the asphalt from environmental and chemical exposure but also restores a clean, uniform black finish that significantly improves overall appearance.

Crack Sealing

Over 6,500 linear feet of pavement cracks were treated using hot-applied rubberized crack sealing material. This step plays a critical role in preventing water infiltration beneath the asphalt surface, which helps slow down deterioration and extends the overall lifespan of the pavement system. Proper crack sealing is essential in maintaining structural integrity and avoiding more costly repairs in the future.

Parking Lot Striping

Once the surface was properly sealed and cured, all pavement markings were restriped using high-quality traffic-grade paint. This included parking stalls, ADA-compliant handicap spaces, hash boxes, stop bars, and speed bump markings. The updated striping improves traffic flow, enhances safety, and provides a clear, organized layout for both drivers and pedestrians throughout the property.

Asphalt Repairs

Damaged asphalt areas were carefully saw-cut, removed, and replaced with new compacted asphalt. Approximately 1,383 square feet of pavement was restored and installed at the correct depth to ensure it was flush with the surrounding surface. This repair process restores structural strength, prevents further deterioration, and helps maintain a smooth and durable driving surface.

Built for Long-Term Performance

This project delivered far more than a visual improvement—it meaningfully enhanced the overall performance, durability, and long-term condition of the pavement.

Through proper sealcoating, crack repair, and professional striping, the property now benefits from a stronger and more resilient surface designed to withstand ongoing traffic and environmental exposure.

Key improvements include:

  • Enhanced pavement durability and extended service life
  • Improved safety and more efficient traffic flow
  • A clean, uniform, and professional appearance
  • Long-term protection against weathering and surface deterioration

Start to Finish

From initial preparation to final detailing, this project followed a structured process designed to deliver long-term durability and a high-quality, professional finish across the entire site.

STEP 1: Surface Preparation

Every successful asphalt project begins with a clean, properly prepared surface. Our team started by thoroughly cleaning the entire area using commercial-grade power blowers and surface equipment to remove dirt, debris, loose aggregate, and any contaminants that could affect adhesion.

In addition to cleaning, detailed edge cut-in work was performed along curbs, structures, and tight boundaries to ensure sharp, defined lines and a clean transition for the sealcoating process. This preparation phase is critical in achieving long-lasting results and a uniform finish across the entire surface.

STEP 2: Crack Sealing

Before any sealcoating could begin, all significant pavement cracks were treated using hot-applied rubberized crack sealing material. Each crack was carefully cleaned out to remove debris and allow for proper bonding.

This step is essential in preventing water infiltration beneath the asphalt surface, which is one of the leading causes of pavement failure. By sealing these cracks early, we help slow deterioration, protect the base structure, and significantly extend the overall lifespan of the pavement.

STEP 3: First Coat Application

The first coat of commercial-grade, eco-friendly asphalt sealer was then applied evenly across the prepared surface. This base coat serves as the foundation of the protection system, ensuring full surface coverage and strong initial adhesion.

During this stage, our crew pays close attention to consistency and application rates to ensure the material penetrates and bonds properly with the existing asphalt. This layer also begins restoring the rich, uniform black finish that improves both appearance and surface protection.

STEP 4: Second Coat Application

Once the first coat reached the appropriate set time, a second protective layer was applied across the entire surface. This second coat is critical for achieving maximum durability, depth of color, and long-term resistance against traffic wear, oil exposure, UV damage, and harsh weather conditions.

Together, both coats create a reinforced protective barrier that helps preserve the structural integrity of the asphalt while enhancing curb appeal.

STEP5: Striping & Final Details

After the sealcoat was fully cured, our team completed precise parking lot striping using high-quality traffic-grade paint. This included parking stall lines, ADA-compliant handicap markings, directional arrows, stop bars, and other safety-related pavement markings.

This final phase not only restores order and functionality to the parking lot but also ensures compliance with accessibility and traffic flow standards. The result is a clean, highly visible, and professionally finished surface ready for full use.

This phased approach ensures every project we complete meets the highest standards of durability, safety, and visual quality, from initial preparation through final striping.
