Proline Parking Lot Maintenance

Behind the Scenes of a 174,000+ SQ FT Commercial Asphalt Maintenance Project in Hickory, NC

A fully executed, step-by-step commercial asphalt maintenance system completed by Proline Parking Lot Maintenance.

Preventative Asphalt Maintenance on a Large-Scale Commercial Property

What does it take to protect more than 183,000 square feet of commercial asphalt?

For this large-scale parking lot maintenance project in Hickory, North Carolina, Proline Parking Lot Maintenance completed a comprehensive pavement maintenance plan designed to protect the existing asphalt, address developing pavement cracks, and restore the property’s parking lot markings.

The project included approximately 183,000 square feet of commercial asphalt sealcoating, 17,414 linear feet of hot-rubber crack sealing, and a complete restriping of the parking lot.

Rather than waiting for pavement deterioration to become a major repair, this project focused on preventative maintenance addressing early signs of wear while the asphalt could still benefit from protective treatment.

Services Completed

Hot-Rubber Crack Sealing

With approximately 17,414 linear feet of pavement cracks measuring 3/8 inch and larger, crack sealing was a major component of this maintenance project.

Our crews cleaned loose debris from the cracks before filling them with hot-applied rubber sealant. This preventative step helps limit water from entering through open pavement cracks, reducing the potential for moisture-related deterioration and helping preserve the existing asphalt.

Crack sealing is especially important in regions like the Carolinas, where seasonal temperature changes and thermal expansion can place additional stress on pavement and contribute to cracking over time.

Commercial Asphalt Sealcoating

Approximately 183,000 square feet of asphalt received two sprayed coats of premium, eco-friendly sealcoating. Before application, the pavement was thoroughly cleaned and prepared using power brooms and commercial-grade blowers to remove dirt, dust, and loose debris.

The sealcoat mixture included additives designed to improve longevity and resistance to power steering marks, along with aggregate to assist with traction. Together, the two coats create a protective barrier against oxidation, UV exposure, water penetration, weathering, and everyday traffic while restoring a consistent, professional appearance across the property.

Complete Parking Lot Restriping

Once the pavement maintenance work was completed, the parking lot was restriped using traffic-grade white and yellow paint. The extensive marking package included parking stall lines, hashboxes, crosswalks, reserved spaces, visitor stencils, long single lines, directional arrows, stop bars, and wheel stops.

Existing lettering scheduled for repainting was covered with black boxes before new white traffic-grade stencils were applied, creating clean and clearly defined pavement markings throughout the property.

The completed striping improves organization, visibility, traffic flow, and the overall professional appearance of the parking area.

Project Overview

This commercial asphalt maintenance project for Transportation Insight in Hickory, NC was planned as a multi-phase operation, allowing our crews to systematically work through a large parking area while maintaining a high level of attention to detail.

The scope included two sprayed coats of premium, eco-friendly asphalt sealer, extensive crack sealing, and complete pavement restriping using traffic-grade paint.

With a project of this size, proper preparation and coordination are critical. Every phase from cleaning and crack preparation to sealcoat application and final striping was completed as part of a structured process designed to maximize pavement protection, improve visibility, and deliver a clean, professional finished appearance.

Project Timeline

See how our team approached a large-scale commercial maintenance project from surface preparation and crack sealing to two-coat sealcoating and final pavement markings.

Step 1: Surface Preparation

Every successful sealcoating project begins with proper preparation. Before applying sealer, our crews thoroughly cleaned the pavement using power brooms and commercial-grade blowers to remove dirt, dust, debris, and other contaminants.

With more than 183,000 square feet of pavement, thorough cleaning was essential to help ensure proper sealer adhesion, consistent coverage, and a uniform finished appearance.

STEP 2: Crack Sealing

Before sealcoating, approximately 17,414 linear feet of qualifying cracks were cleaned and sealed using hot-applied rubber.

Cracks 3/8 inch and larger were addressed to help prevent water intrusion and further pavement deterioration. The flexible rubber seal helps accommodate normal pavement movement caused by temperature changes and traffic.

Step 3: First Coat of Premium Sealcoating

Once preparation and crack sealing were complete, our crews applied the first coat of premium commercial-grade asphalt sealer using a controlled spray application.

The specialized mix included additives designed to improve durability and resistance to power steering marks, along with aggregate to enhance traction. This first coat helped restore the pavement’s rich, uniform appearance while providing an initial layer of protection.

Step 4: Second Coat for Added Protection

A second sprayed coat of premium sealcoating was then applied across the designated asphalt.

The two-coat system provides added protection against oxidation, UV exposure, water penetration, weathering, and everyday traffic while creating a more consistent and durable finish across the large parking area.

Step 5: Final Restriping & Pavement Markings

After the sealcoating was completed, our crews restored the property’s pavement markings using traffic-grade white and yellow paint.

Parking stalls, hashboxes, crosswalks, reserved and visitor spaces, directional arrows, stop bars, wheel stops, and other markings were carefully laid out and applied to improve organization, traffic flow, visibility, and the overall appearance of the finished parking lot.

This proven process ensures every project is completed to the highest standards of durability, safety, and appearance.
