Parking Deck Restriping at 1100 South In Charlotte, NC

We recently completed a large-scale parking deck restriping project for a property management company at 1100 South in Central Charlotte, NC. 

In this article, we’ll explore the artistry of restriping, showcasing the meticulous process of refreshing lanes, hash boxes, arrows, “C” stenciling for compact spaces, accessible stalls, and finally, visitor and reserved stenciling. 

With an astonishing 100 gallons of paint, we applied new lines and markings to breathe new life into the pavement, ensuring safety, clarity, and efficiency!

Here’s How the Project Went.

Four Phases of A Restriping Project For a Parking Garage At 1100 South in Charlotte, NC

Phase 1: Painting Hatch Boxes And Directional Arrows

Before painting the hatch boxes and directional arrows, our line stripers carefully marked out the area using tape to ensure clean lines and make it easier to fill in and paint.

We used our green laser line striper for the hatch lines for accuracy and precision.

While one of our expert stripers continued painting parking stall lines, another repainted the directional arrows.We painted the directional arrows by hand using an airbrush to ensure complete coverage and a lasting finish.

Phase 2: Painting Parking Stall Lines

Pro Tip:

Parking lot paint (acetone) does not adhere to wet concrete. If there’s any water underneath, it starts to flake up into chunks, and you no longer have a good solid line. 

Ensure the concrete is dry before painting to ensure your lines and markings last.

Problem: The Concrete near the pillars was wet.

The concrete around the pillars was wet, and we needed to paint lines close to the columns.

Solution: Quick-dry the concrete with a propane torch

We used a propane torch to dry the concrete quickly where we needed to paint and about 4 inches on each side.

Because we are operating a propane torch (open flame) indoors, we needed to obtain written permission from the property manager before proceeding.

Before we started torching, we needed to verify a couple of things.

  1. We had the proper equipment.
    In this case, we used a propane torch igniter and a fire extinguisher since we worked indoors.
  2. We had two parking spots distance between us and any vehicle or hazardous materials before we ignited the torch.
  3. Verification from the property management that we were permitted to have an open flame in this parking garage.

 

We had the necessary paperwork and a checklist of everything we needed before utilizing a propane torch on the property.

Safety Tips For Torching Concrete Indoors

  1. Wear a protective glove on the hand holding the igniter and eye protection. 
  2. Ignite and aim the torch away from your body. 

 

Using the torch, we quickly dried the area to stripe and 4 inches of clearance on either side.

With the concrete ready for painting, our line striper applied clean lines close to the pillar for a polished, professional finish on these parking stalls.

Phase 3: Painting “C” Stenciling For Compact Car Stalls, Handicap, And No Parking Stenciling

Before applying the new “C” stenciling, we masked the area and painted the background black for maximum visibility.

We then carefully placed the stencil and hand-painted the “C” to mark smaller stalls designed for compact cars.

Phase 4: Painting RESERVED Stenciling on select parking stalls

Problem: The old markings were smaller than ours.

When preparing to paint the RESERVED markings, we ran into a snag – the old stencil was much smaller than ours.

So, the black box was too small when we covered the old marking to give the new stencil a strong background for visibility.

The Solution:

We extended the black box to fit our stencil, making it look clean and uniform.

The reserved parking spots are now marked and easily read from a distance.
