Day 1: Crack Sealing, Sealcoating & Restriping

Step 1: Crack Sealing

Before any coating hits the pavement, we address the most common cause of long-term asphalt failure: cracks. Our crew got started early by performing a full crack inspection and sealing process across the first section of the lot.

  • Applied a hot, melted rubber using commercial-grade melter applicators

  • Smoothed the material for a flush, watertight seal

Crack sealing is critical. It prevents water from penetrating the asphalt base, which can lead to potholes, frost heaving, and major surface breakdown over time.

Step 2: Sealcoating

Once the cracks were sealed and cooled, came the time for the first coat of high-performance asphalt sealer, sprayed using precision rigs to ensure even coverage and consistent thickness.

This specially formulated sealer included:

  • Additives for extra traction

  • Resistance to oil, gas, and power steering scuffs

  • UV protection to prevent oxidation and graying

After the initial coat cured, we applied a second layer to maximize durability and lock in that deep, black “like-new” appearance.

Step 3: Line Striping

With the surface fully sealed, we moved on to striping. Using high-visibility traffic paint and line-laying machines, our crew re-applied all existing markings with exact alignment and spacing:

Day 2: Surface Treatment, Sealcoat & Final Striping

The second day focused on a different section of the lot. 

Liquid Crack Sealing

In this area, instead of traditional rubberized filler, we applied a liquid crack treatment designed for hairline or interconnected surface cracking. This flexible polymer-based material seeps deep into the asphalt matrix to bind the surface and prevent future spread of micro-cracks.

This treatment is especially useful for aged pavement that’s showing early signs of alligator cracking but hasn’t yet reached the point of needing patching or milling.

Sealcoat Application

Following the same prep and spray techniques from Day 1, we applied two full coats of sealer to this section. Proper curing time between coats was maintained to ensure strong bonding and an even finish.

Restriping

Once the surface dried, we completed a fresh restripe to match the newly restored section of the lot. This included stall lines, curbing accents, ADA access areas, and directional arrows for smooth vehicle flow.
